Do you represent buyers exclusively?
On every deal I take, I represent one side. If it's my listing, I'm not also playing your agent — your interests get my full attention.
How do buyer agents get paid in California now?
Since the NAR settlement, buyer-broker pay is negotiated up front and disclosed. Most North County sellers still offer cooperating compensation; when they don't, we build it into the offer or into a buyer-broker agreement. Either way, no surprises.
Can you show me homes that aren't on the market yet?
Yes. Pre-MLS and pocket inventory comes through agent networks and direct seller outreach. If inventory's thin in your top three streets, I'll knock on doors and send targeted emails to flush something out.
How fast can we close?
Cash: 7–14 days. Conventional financing in North County: typically 21–30 days with a sharp lender. I'll connect you with two local lenders my team and I have closed dozens of deals with.
