- On every transaction I take, I represent one side. I will not run dual agency on a deal where I have the listing — your interests get my full fiduciary attention.
- How are buyer agents paid in California in 2026?
- Following the NAR settlement, buyer-broker compensation is negotiated up front and disclosed. In most North County transactions sellers still offer cooperating compensation; when they don't, we structure it into the offer or a buyer-broker agreement so there are no surprises.
- Can you show me off-market homes?
- Yes. Pre-MLS and pocket inventory comes through agent networks and direct seller outreach. I run targeted door-knocks and email campaigns into your top three streets when inventory is thin.
- How fast can we close?
- Cash: 7–14 days. Conventional financing in North County: typically 21–30 days with a strong lender. I'll connect you with two local lenders I've closed dozens of deals with.
